: No Log-in is required for a general property search.
Public Registered Users (Owner/Builder): Log-in is required to schedule inspections and to view records in detail.
Contractors: Log-in is required.




Permit Status can be located under the "Permit Info" tab next to "STATUS".
A permit is ready to issue only when the "STATUS" says "READY TO ISSUE".
To find out what items are outstanding/required at permit issuance please click the "Chronology" tab.
Under "Type" click " "PERMIT READY TO ISSUE" where you will be able to see the outstanding items listed.
If there is no entry for "PERMIT READY TO ISSUE" then your permit is not ready for pick-up.


Inspection requests made prior to 4:00 p.m. on a City business day will be scheduled for the following business day unless a different date is specified.   

   Inspections requests can be scheduled the following ways:
    Online (Complete online request at
      ·    Phone (Please leave a voicemail on the Automated Inspection line @ 949-493-3172) .
       ·    In Person (Please visit the Building Counter during regular business hours)

     All inspection requests must include the following information in this order:.
      1. Permit #
      2. Job Site Address
      3. Date of Inspection
      4. Type of Inspection(s)
      5. Job Site Contact Name & Number
      6. Gate Code or other special instructions

City Staff does not provide confirmation for voicemail inspection requests left on the Automated Inspection Request line.
Inspection requests sent by e-mail will get a short confirmation response by e-mail.
